We offer investors two typical ways of investing with us:
Option 1: The investor lends their money for a period of time, typically for 18 to 24 months (without having to directly participate in a deal) and earns an assured 7-9% interest per annum (depending on funding specifics) on their capital over the term. They have a charge over an asset as security. The money lent is utilised as working capital – refurbishment, asset management etc. This typically would suit a passive investor who wants a guaranteed return on his/her capital with some underlying security but has no desire to directly invest into a specific property deal.
Option 2: The investor becomes a Joint Venture partner with us, and invests directly into a specific property deal we have sourced. In this instance, they co-own the investment with us, invest the vast majority of the capital, we manage the project and we split the profits. Typical returns for JV Partners are in the region of 16%+ pa (depends on the specific deal). This would suit someone who has an appetite for higher returns and wants to be part of the development journey.
